Bowden is the state government’s first higher density urban infill project.

This project involves repurposing former industrial land to create a walkable community, including the delivery in the order of 2,200 dwellings (including 15% affordable housing) with associated retail, commercial and civic facilities.

Located 2.5 kilometres from Adelaide’s CBD, bordered by parklands, the Bowden project comprises 16 hectares of land, containing the former Clipsal and Origin gasworks sites on the western edge of the city.

The project launched in 2012 as a Transit Oriented Development (TOD) project with an emphasis on demonstrating quality high density urban infill development.

The master planned development focuses on the delivery of a sustainable community including housing diversity, quality open space, retail amenity, employment/commercial opportunities and education in an integrated manner.

This program is expected to support approximately 45 full time equivalent jobs per year over the construction period.
